VSR II METAL ROOF
Combine Curb Appeal with the Performance of a Standing-Seam Roof
The Butler VSR II™ standing-seam roof system combines a clean, streamlined appearance with the strength and durability required for today’s metal building projects. Its full 2-inch-deep seam creates a distinctive architectural profile while providing a secure roof assembly engineered for long-term performance.
Available in multiple gauge options, VSR II allows building owners and designers to select a roof configuration based on the project’s performance requirements, durability expectations, and budget. A dedicated sealant groove helps enhance weather-tightness and provides an added layer of protection against water intrusion.

Designed for Attractive, High-Performance Metal Buildings
The VSR II™ roof system gives architects and building owners greater flexibility when designing commercial and community facilities where appearance matters as much as performance.
Its refined standing-seam profile is well suited for schools, shopping centers, medical facilities, office buildings, churches, and other commercial or community buildings. Combined with a Butler® steel building system, VSR II delivers a durable roofing solution designed to complement the architecture while protecting the building for years to come.

Benefits of VSR II Panels

Added Panel Strength
Butleri VSR II Standing Seam Roof Panel feature a full 2 inch‑deep seam that delivers a clean, streamlined appearance while providing enhanced structural strength. These panels are available in multiple gauge options, allowing you to balance performance requirements, durability, and budget considerations for any Butler building project. The Butlerib II Panel also comes with a sealant groove for added weather-tightness.
Insulation Benefits
The VSR II Roof System supports a wide range of rigid and blanket insulation options to improve energy efficiency and reduce utility costs. Optional thermal blocks and tall clips allow for greater insulation thickness without restricting panel movement, helping maintain interior comfort and long‑term performance. When paired with Butler‑Cote™ cool‑roof colors, the VSR II delivers a highly efficient roofing solution that keeps buildings cooler and lowers overall energy use.
Force of Nature
The Butler VSR II Roof System is engineered for severe wind performance with a UL Class 90 wind uplift rating and approvals from Factory Mutual and the U.S. Army Corps of Engineers. The system also delivers excellent energy efficiency with multiple rigid and blanket insulation options. Optional thermal blocks and tall clips allow additional insulation to reduce energy loss and lower utility costs.
Incredible Finishes
VSR II roof panels are finished in genuine Butler‑Cote™ cool‑roof colors, formulated with premium Kynar 500®/Hylar 5000® fluoropolymer coatings for long‑lasting durability and fade resistance. These high‑performance finishes deliver Solar Reflectance Index (SRI) values up to 91, helping reduce heat absorption, improve building comfort, and lower energy consumption. ENERGY STAR® rated Butler‑Cote™ colors make the VSR II system an energy‑efficient choice for commercial and architectural projects.
Concealed Clips
VSR II panels attach with concealed, moveable clips that allow up to two inches of thermal movement while resisting wind uplift forces. A factory‑applied sealant enhances weathertight performance, and the engineered endlap design uses factory‑punched panels, a reinforced plate, and welded stainless‑steel studs for secure structural support. Painted stainless‑steel flange nuts match the panel color, completing a clean, durable, and long‑lasting standing‑seam roof system built to handle expansion, contraction, and harsh weather.

Frequently Asked Questions
Still deciding if a Butler building is right for your project? Here’s what most builders ask us before they get started.
Still have questions?
Talk to a real person. Call our Pro Desk Expert Line or request a callback.
What makes a Butler building different from other metal buildings?
Butler has been engineering steel buildings for over 125 years, and AM Star is an authorized Butler distributor, not a reseller of generic components. Every building you get through us uses genuine Butler engineered parts, backed by Butler’s manufacturing standards.
Can I customize the size and layout of my building?
Yes. Butler buildings are engineered to your exact specifications, size, use, and site requirements, whether that’s a small workshop or a large industrial facility. Our team works with you from initial design through structural engineering to make sure it fits your project.
How much does a Butler building cost?
Pricing depends on size, building type, durability grade, and site conditions, so there’s no single number that fits every project. Request a quote and we’ll get you accurate pricing fast, tailored to your specific building.
How long does the process take, from quote to finished building?
Timelines vary by project scope and current fabrication schedules. Once you request a quote, we’ll give you a realistic timeframe based on your specific building and location.
Do you handle engineering and permitting?
Yes. Every Butler building is engineered to meet local codes and structural requirements, with stamped drawings provided for permitting, backed by Butler’s manufacturing standards.
What's the difference between a Butler building and a barndominium?
A barndominium is one type of building you can build using Butler’s steel building system, combining residential living space with a metal building structure. It uses the same engineered components and durability standards as our other building types.
What if I'm not building new, I just need parts or repairs?
We also supply genuine Butler parts and components for repairs, replacements, or expansions, no need to order a full building. Browse our parts catalog or contact us directly.
How do I get started?
Request a quote and tell us about your project, building type, size, and timeline. We’ll follow up with accurate pricing and next steps, no pressure, no runaround.
